Have the essentials in one place

The first conversation is more useful when the property facts are easy to confirm. Gather the address, room count, approximate size, floor, furnishing position, availability date and anything distinctive about the home.

  • Current photographs and any floor plan available.
  • EPC and other relevant compliance records.
  • Council tax and practical building information where known.
  • The preferred level of contact and the service you want to discuss.

Make the offer easy to understand

A good listing answers the questions a tenant is most likely to ask: what is available, when can it start, how many people will it suit and what should happen next? Clear information reduces avoidable back-and-forth and makes viewings more focused.

Agree the route before the work begins

Decide whether you need tenant-find, ongoing management or both. Ask how viewings, referencing, maintenance, updates and separately commissioned work will be handled. A transparent conversation at the beginning gives everyone a clearer working relationship later.
